TARRYTOWN, N.Y. – A new real estate development has been proposed within 84 acres in Tarrytown and the Town of Greenburgh.
Developer Broadway and Hudson Estates LLC wants to take three parcels of land, two in Tarrytown and one in Greenburgh, and create 20 single-family homes east of the Tarryhill Community and Lyndhurst estate and next to Taxter Ridge Park.
The project's draft environmental statement says eight of the homes will be located in Tarrytown and 12 will be located in Greenburgh. Approximately 4.9 acres of the Tarrytown land will be purchased from a neighbor and used to create “a more environmentally sensitive internal road system.” Underground utilities will need to be installed.
Homes in the subdivision would range in size from about 88,000 square feet to 239,500 square feet, according to the draft study. Market prices for the homes are expected to range in the $5 million area.
The proposed project also includes the donation of open spaces: a 21.7 acre lot will be added to Taxter Ridge Park in Greenburgh along with a parking lot, and another donated lot on the Tarrytown portion of the site will connect the Old Croton Aqueduct, which currently dead-ends when exiting Lyndhurst.
Developers analyzed two alternative options before dismissing them: a plan created by predecessor Esposito Equities to submit 13 lots in Tarrytown and 33 in Greenburgh and another plan for 15 homes in Tarrytown and 60 homes in Greenburgh.
Such plans “would result in larger property tax revenues, but has been deemed to have less favorable impacts on the natural environment and on restoration of historic resources than that of the proposed plan presented,” developers said in the draft study.
Developers will need approval from the Tarrytown Planning Board, board of trustees and architectural review board, as well as state and county agencies, before construction begins in the village.
The next Tarrytown Planning Board meeting will be at 7 p.m. on April 23, at village hall.
