Greenburgh Postpones Game On Vote Until Thursday

Greenburgh officials have once again postponed a vote on the proposed Westchester Fieldhouse, as they say the deal has not been finalized.

GREENBURGH, N.Y. – Greenburgh officials have once again postponed a vote on the proposed Westchester Fieldhouse, as they say the deal has not been finalized.

Town Supervisor Paul Feiner said during Tuesday's board meeting the board would vote on the sports bubble at 11 a.m.Thursday at Greenburgh Town Hall.

“We still haven't concluded the negotiations with Game On, so we're going to be holding over the Game On vote,” Feiner said.

Feiner said the town would be presenting Game On 365 with additional terms for the lease, which would be for 15 years. 

“We'll do that today, then they'll respond,” Feiner said. “Then we'll vote.”

In an email, Feiner said he could not discuss what additional terms the town is seeking before Thursday because the lease has not been finalized. Feiner said a number of changes had been made in recent weeks as the town board listened to citizens' constructive comments.

Feiner also noted Greenburgh has received a petition in favor of the Westchester Fieldhouse. Feiner said 13 of the 18 residents of Westchester View Lane, the road closest to the Dobbs Ferry Road site, support the proposal.

The proposed Game On 365 lease would bring a 94,000-square-foot domed sports field and 15,000-square-foot clubhouse, dubbed the Westchester Fieldhouse, to the site that formerly housed Frank's Nursery at 715 Dobbs Ferry Road.

The Lease and petitions have little to with each other as Feiner knows. The very fact of the Lease's existence is sufficient evidence that the Town is seeking to succumb to those residents who persist in their cultivated belief that there is a pressing need to provide more soccer fields -- something that the Town's Parks and Recreation Department has clearly turned its back upon; this perhaps due to the unwritten order from the head man not to open up the Town parks to permit soccer use. One has only to drive by the unused Webb Field/Presser Park on Central Avenue in Hartsdale to see what could accommodate three soccer fields were the Parks Commission Gerry Byrne listening to residents and not to the Town Supervisor who is busy allowing an artificial scarcity as an inducement to get soccer moms out in force to support the bubble. Why has no one questioned why the Parks Department is so unresponsive to what poses as legitimate demand? With Greenburgh's high taxes, why has only the private sector responded and not the Greenburgh Parks Department or the various School Districts? In fact there isn't one soccer field to be found amongst Greenburgh's extensive Park System -- meanwhile what we do have is an unused and inaccessible 200 acres called Taxter Ridge Preserve, a costly private label jam that Feiner wrought upon taxpayers.

That said, the Lease that now postdates the Final Lease posted on the Town website is still about the difference between a good lease and a bad lease. Taxpayers should be concerned about what lease elements are good for the Town; not about a lease which works only for the benefit of the tenant.

So despite the rocky road getting to the lease, it is for Feiner and crue (motley) to remember on whose behalf they are working -- something that so far has been an elusive concept. A road paved only with good intentions and potholes is not a viable or marketable product when the only benefits are to those outsiders who dictated its terms to the Town Attorney. The great "give-ups" by the Tenant is that now the Tenant is responsible to pay taxes, not the Town. Something that should have been there from the start but has now become a victory claim by Feiner.

What Feiner is afraid to do is slow down and show the residents just what these extra days of "tough love" have resulted in and whether these "modifications" are either of substance or just bringing the horses up to the starting gate and announcing the winner without actually running the race. No one outside his little inner circle knows; that's the Feiner version of game on.

The guy can't even announce the time of day without lying. Denying the 11:20 start of today's Special Meeting (noticed to begin at 10:00) as "close to 10:00" for the benefit of the video record (for those not watching -- more accurately waiting to -- the live broadcast) is but a recent example of a guy who can't tell the truth about anything -- whatever its import.

But there are no modifications to the Lease which are ever going to make up for not getting an appraisal before seeking an RFP; for not conducting a Phase II Study before seeking an RFP; for not advertising the property in real estate media or hiring a real estate broker, on either an exclusive or non-exclusive basis; for not extending beyond 60 days the "marketing" period when only 3 proposals (2 offers to buy) were the result of his "a sign on the property". 3 minus 2 leaves 1 or, clear sailing for the only bidder, Game On.

Yes there's lots wrong with this deal. One might even conclude that it's all but a reflection of what's wrong about Feiner, the continuing source of Greenburgh problems.
