Multi-Million Dollar, Multi-Use Development Opens In Westchester

WESTCHESTER COUNTY, N.Y. - After more than two years of construction, a multi-million dollar, transit-oriented development has opened its doors to residents in Mount Vernon.

Developers and local officials recently celebrated the grand opening of The Modern, a $31.5 million, multi-use, transit-oriented development that is within walking distance of the Mount Vernon West Metro-North Station, which is "the centerpiece of a transit-oriented renewal of the city's West corridor." 

The 11-story building on Mount Vernon Avenue features 81 affordable housing units for rent, and 9,300 square feet of commercial and possible medical space on the first two floors. There will also be a parking structure with 89 spaces on the property.

Ground was broken on the development in March 2015 under former Mayor Ernest Davis.

According to officials, The Modern is part of the state’s initiative to develop supportive housing for high-needs New Yorkers.

Twenty-two units will provide permanent housing for individuals with special needs who will receive supportive client services from Community Housing Innovations. The remaining units will be rented to eligible households with incomes at or below 60 percent of the Area Median Income, which is $64,740 for a family of four. An additional unit is occupied by a full-time live-in building Superintendent.

"Developments like The Modern are why the New York Times called Mount Vernon the 'best bet' in Westchester County," Mount Vernon Mayor Richard Thomas stated. "The Modern is an artistic statement. It expresses that new ideas are welcome. It confirms new opportunities are real, and it provides quality living for middle-class families who desire a new, affordable future." 

U.S. Rep. Eliot Engel, who noted he grew up in affordable housing himself, said that this project, combined with the $18 million Grace Terrace affordable housing development that broke ground days after The Modern, show that Mount Vernon is a city on the rise.

“Mount Vernon is a city on the move,” he remarked. “I’m honored to represent a place where you know the people in charge can put their heads together and get things done.”

“Thanks to MacQuesten Development and everyone who has made the revitalization of the Mount Vernon West Transit District a reality,” Westchester County Executive Rob Astorino said. “Developments like these are being built all over Westchester and prove that our county is a top tier location to live, work, go to school, and raise a family.”
